Terra Hill is developed by a joint venture between Hoi Hup Realty and Sunway Developments, under Developer’s Licence C1435.
The two have built together in Singapore for years, and the naming convention here is the one they use on each project: a single-purpose company named for the site, in this case Kent Ridge, which is the ridge the estate sits below.

A word about the dates
Three dates, and only one of them is a forecast
Expected TOP — Q3 2026
The developer’s estimate of when the Temporary Occupation Permit is granted and keys are handed over. This is the one that matters if you are planning a move. It was written in February 2023.
Vacant possession — 9 January 2028
A contractual long-stop date in the sale agreement, not a construction estimate. The developer undertakes to deliver by then, and it is set well beyond the expected date on purpose.
Completion — 9 January 2031
The other long-stop, for the Certificate of Statutory Completion. Three years after vacant possession, for the same reason.
Buyers routinely read the 2028 and 2031 dates as the project running late. They are the standard backstops that appear in every Singapore sale and purchase agreement. The date to ask about is TOP — and since the fact sheet giving Q3 2026 was written in early 2023, ask for the current position rather than relying on it.
